You forgot some major factors, like location, how fast you want it built, what the contractor’s margin is

Size is cheaper the larger you go and this will be a large house, probalby 3000 feet. It does vary in this country but generally builing costs in this market are about $1 a foot at the narrow end + Lot. Insurance is very regional. Figure an insurance premium at about .3%% of Fair Market Value or about $900 for this house. Much more if you are in hurricane alley, etc.
